Everything the city knows about your buildings, before the city writes to you.

A violation is the city telling you a filing was missed. PropCog works from the other end: the filing schedule first, the violation as a backstop.

Live government data

City, county and state feeds sync on the source’s own schedule. No scraping, no middlemen, no stale spreadsheets.

Know the law first

Each building carries its own deadline clocks: the laws that apply, when they bite, and what they cost if missed.

Alerts the day it happens

New violations and code cases reach the right people instantly or as a daily digest, routed by building, group or role.

Built for teams

Per-user roles, building-level scoping and property groups keep admins in control of who sees and hears what.

Works with your stack

Sync portfolios straight from AppFolio and Buildium, import a CSV, or add buildings one address at a time.

Your data, no lock-in

Records export cleanly. Work with any expeditor or attorney you want, whenever a case does land.

Three steps, then it runs on its own.

  1. 1

    Add your buildings

Type addresses, import a CSV, or sync your whole portfolio from AppFolio or Buildium.

  2. 2

    The record syncs itself

Agency feeds stream in on the source’s own schedule: violations, code cases, permits and deadline clocks per building.

  3. 3

    You hear about it first

Instant alerts or a daily digest, routed to the right people, before the certified mail shows up.

One record per building, assembled from the city’s own files.

Type an address and PropCog draws the record the city and county keep on it: what the building is, what is open against it, and what falls due next. Every figure is sourced and dated.

On the record

  • Open violations by agency, with fines and standing
  • Permits, notices and recent activity
  • The filings that apply to this building, and why
  • What falls due in the next 90 days
  • Flood zone and hurricane-evacuation determinations
  • Units, stories, areas, class and zoning envelope

Built on Polywei.

PropCog and the two market sites are tools we built on the Polywei platform. Your workspace holds your own buildings; Polywei joins them to the public record, so you can look up any building, see what it owes and when, and put reminders and compliance tasks on autopilot instead of reacting to letters.

  1. Your buildings

Your portfolio, synced from your own systems into your Polywei workspace.

  2. Matched to the public record

Every address joined to the agency feeds that mention it, kept current on the source’s schedule.

  3. Deadlines, reminders and alerts

Calendars, reminders and compliance tasks run on their own, so nothing waits for a letter.

Questions, answered.

Where does the data come from?

Official public records only. New York streams from NYC Open Data (DOB, HPD, ECB, OATH, DEP, DOF); South Florida syncs county and municipal systems across Miami-Dade, Broward and Palm Beach plus state DBPR records. Every figure is sourced and dated.

Can I look up a building without an account?

Yes. Type any New York City or South Florida address in the app or on either market site and read its public record. The full record, the calendar and alerts open when you sign in to your Polywei workspace.

Do both markets share one account?

Yes. One polywei.com login spans New York City and South Florida, on the web and in the app. Sign in with a passkey or your Google account and the same portfolio follows you.

How do I get my portfolio in?

Sync it straight from AppFolio or Buildium, import a CSV, or add buildings one address at a time. Records export cleanly whenever you need them.

What does the app collect?

The sign-in token and the account’s own data: your email and user id, the addresses you save, and a device token so alerts can be delivered. No ads, no trackers, no third-party analytics. Location is asked once to pick a default market and is never stored.

Every filing, before it becomes a violation.
